Commercial arable acres in Rutland
A large mainly arable holding on the Lincolnshire/Rutland border comes to the market in four lots next week.
Most of the 863 acres at Holywell Farm is in a ring fence to the east of the village of Clipsham, with an offlying arable block of almost 102 acres. Joint agents Bidwells and Savills have set an overall guide price of £6.25m.
The Grade 3 arable land with Elmton 1 Series soils has been farmed mainly under an annual contract farming agreement in wheat, barley and oilseed rape with the pasture land let on an annual grazing licence. The farm also includes about 69 acres of mixed woodland.
This is the bulk of the farmland of the Holywell Estate, originally on the market two years ago with its large country house. While the house is still available, the land is now being marketed separately.
Bidwells’ James Brooke expects the land to be sold as a whole given the strong demand for commercial farmland.
Lot 1, known as Quarry Farm, comes with 199 acres with the main farmstead at its core and is offered at a guide price of £1.85m. This includes a large six-bedroom farmhouse for renovation, extensive buildings including two traditional stone barns, along with modern buildings including grain storage and general purpose buildings.
At just over 369 acres, New Quarry Farm forms Lot 2 and includes a former livestock yard with a general purpose building and three livestock buildings for £2.325m. The land here is mainly arable with some permanent pasture around the farm buildings.
At Castle Bytham is Lot 3, which has a guide price of £1.3m, with more than 192 acres of mainly arable land and a small portal-framed building. Land at Clipsham makes up the final lot of almost 102 acres in six arable fields, with buildings including a steel portal-framed grain store and general-purpose building. The guide price here is £775,000.
SFP entitlements are included in the guide prices and will be transferred to the new owner. There is also an established shoot. The estate is also still available as a whole to include Holywell Hall, for £11m.
