Large arable block for sale in Oxfordshire

A 434-acre block of arable land at Caulcott, near Bicester, is for sale at a guide price of £3.5m for the whole or in up to three lots.

The land is currently put to winter wheat, spring barley and spring peas and is classified as Grade 3 with free-draining, lime-rich loamy soils.

Mature hedges border the six parcels which are all in a single block.

Matthew Allen at Fisher German said: “This is an exceptionally rare block of land to come to the market in the locality in recent years and doesn’t have the distraction of monies being tied up in a substantial dwelling. It is generally easy farming in just six enclosures of good-yielding land – with wheat at about 3.5t/acre – which should appeal to a wide variety of purchasers.”

The largest of the three lots runs to two fields covering just over 191 acres. Three fields totalling almost 155 acres make up the second-largest lot and a single 88-acre field completes the block in the final lot.

A period of holdover is likely to allow the owner to harvest this year’s crop.

An Entry Level Stewardship agreement is currently in place and BPS entitlements are included in the sale.
