Bare land and residential farms launch in quieter market
The land market is quieter this month, but opportunities remain among bare land blocks and residential farms.
Bidwells has just launched Grange Farm, 231 acres of mostly arable land and a Dutch barn, near Stretham, on the highly fertile Cambridgeshire Fens.
Grange Farm has been in its current ownership since 1997 and has been farmed in-hand.

One of the notable investments has been in drainage across the mainly Grade 2 land.
The acreage supports a range of cereal and root crops and some grassland, and has historically been cropped with potatoes, first wheat and maize.
It has a water abstraction licence for 22,730cu m a year to aid production of high-value root crops.
Fifteen acres adjacent to the River Ouse is sown with environmental mixes and permanent pasture.
The farm has a Countryside Stewardship agreement, which selling agent James Wood says has been carefully designed to complement the commercial farming operation, including parcels of wildflower and grass mix, buffer strips and grass run-off areas that utilise the peripheral and more marginal land.
The holding is served by a network of well-managed internal tracks, linking fields in sizes well suited to modern farm kit.
The 186sq m Dutch barn has planning consent for flexible commercial uses under Class R.
James describes the launch of Grange Farm as a superb opportunity to buy a highly productive block of farmland in a strategic location adjacent to the A10.
It is on the market at a guide price of £2.45m.
Residential farms
Two residential farms have also come to the market, one in Gloucestershire and the other in County Durham.
Carter Jonas is marketing 112 acres of land and a three-bedroom house at The Lodge, Hazlecote Farm, near Tetbury, at a guide price of £3m.
In recent years, the Grade 3 land, with highly fertile soil, has been in an arable rotation.
It is divided into two fields, one covering 82 acres and the other 29 acres.
The house, which was built in 2000 on the site of the former farmhouse, has 266sq m of floor space, and there is potential to convert an area above the garage into further living or office space, subject to planning consent.
The Lodge is available as a whole or in up to two lots.
In County Durham, Springwell Farm, near Hartlepool, is a 106-acre ring-fenced holding.
Marketing agent Savills says the land is generally level and divided into good-sized fields for grazing and forage production, and with soils of the Dunkeswick series, which is typical of this region.
The paddocks are fenced for accommodating horses, with two having field shelters.
As well as a substantial range of modern storage buildings, there are two stable yards with 20 boxes and an outdoor arena.
The four-bedroom house, which was built for the vendors’ family in 1994, features an indoor swimming pool, landscaped gardens and a feature pond.
A separate access leads to a modernised two-bedroom cottage which has adjacent offices, offering potential to extend the accommodation.
Springwell Farm has been launched at £2.995m for the whole, and is available in two lots.
Grassland farm for auction
In Wales, McCartneys is handling the sale by public auction of Coedtrewernau, a grassland farm with modern buildings and a bungalow at Abbeycwmhir Road, Llandrindod Wells. There is also off-lying land.
The property is being sold in four lots of varying sizes, which total 114 acres. There is also a small area of mature woodland.
The main lot includes a 1980s-built, two-bedroom bungalow, a good range of buildings used for housing cattle and sheep, and 73 acres of grassland. This has a guide price of £900,000.
The auction will take place at the Metropole Hotel, Llandrindod Wells, on 28 November 2024 at 6pm.
