Choice of farmland properties from Perthshire to Kent

A large upland sheep farm with revenue potential from several income streams is being launched in Perthshire.

Carie, which sits on the banks of Loch Tay, near Aberfeldy, includes 270 acres of productive pasture, 686 acres of rough grazing and 111 acres of ancient oak woodland.

Evelyn Channing, rural agency director with selling agent Savills, describes it as a unique and highly desirable property.

“The composition of land types provides an array of future uses, whether that is for wildlife preservation, the development of a bespoke home, amenity, farming or woodland creation for carbon offsetting purposes,” she says.

The farm comes with a three-bedroom farmhouse and a range of outbuildings.

The ruins of a number of former dwellings are dotted around the farm, potentially offering a site to build a new house, subject to planning.

Included in the sale are rights to moor a boat at nearby Killin and to fish for salmon and trout in Loch Tay.

Carie is on the market at offers above £3m for the whole, and it is also available in two lots.

Cumbria bare land

For buyers in the market for a bare block, H&H Land & Estates is marketing 60 acres of productive grazing and mowing land near the Cumbrian village of Shap.

The firm believes the Grade 4 land on the outskirts of the village will appeal to local farmers looking to expand, but it also expects interest from investors.

“The land offers excellent grazing potential and is very accessible, with good roadside frontage and well-kept boundaries,” says H&H associate director Jonathan Hird.

The guide price here is £540,000 and the sale will be held by auction at Shap Memorial Hall on 5 August 2025. It is also available in three lots.

Retirement from farming brings arable land and buildings under separate ownership to the market near Faversham in Kent.

The 257 acres of Grade 3 land at Newlands Farm, Throwley, has been farmed for many years by a tenant who is now retiring.

“The landowners feel now is the right time for them to sell,” says Alex Cornwallis, director of selling agent, the BTF Partnership.

The tenant owns buildings at Newlands Farm and he has put these on the market too.

The farmland, in the Kent Downs National Landscape, has been in arable production for 25 years, in a rotation that since 2020 has included winter wheat, winter barley, winter beans and spring barley.

The land is in seven large fields for easy working and also has possibilities for generating an income from environmental schemes.

“The land offers natural capital opportunities with scope under the Environmental Land Management system and other nature-based solutions, including a possible biodiversity net gain management plan.”

The block is being offered for sale at offers in the region of £2.5m.

The buildings at Newlands Farm, on the market separately at a guide price of £495,000, have potential for conversion to residential or commercial use, subject to planning.

They include a barn and a small general purpose building, with a mains water supply to the yard, but no electricity connection.

This sale includes 10 acres of mostly grassland which has been used for hay, with part of it used as game cover for a local shoot.

A 249-acre organic holding in West Sussex is just on the market with a guide price of £4m to £4.5m.

King’s Barn Farm, near Steyning, has been organic for about 20 years and is mainly grassland.

It has a 1980s five-bedroom farmhouse in need of modernisation, a one-bedroom cottage, buildings and about two miles of frontage to the River Adur.

The buildings total about 1,800sq m and may have development potential. They include three cattle yards and a straw shed, a steel-framed workshop, a timber machinery shed and some older buildings.

Additional income comes from a battery storage installation, and the location of a large substation close by offers further energy income potential.
