Between Hennock and Moretonhampstead, the 84.36 acres is level and gently sloping and lies in the Teign valley at Higher Elsford. It is split into two blocks, with boundaries of new stock fencing, stone walls and earth banks.

With no near neighbours, the five-bedroom farmhouse is in a very private setting close to the coast and has a range of stone barns and 57.4 acres of pasture land.
