Somerset mixed farm offers top sporting too

A large mixed farm, which is home to the well-known Chargot shoot, is the first holding to come to the open market in the South West this year.

With arable, pasture and woodland, Langham Farm at Luxborough, near Watchet, totals 655 acres.

It is being sold by a farmer investor who is restructuring and includes a four-bedroom farmhouse at the heart of the farm with traditional outbuildings, two cottages and three flats. Two farmyards offer good modern cattle housing, handling and grain storage.

“This is a superb traditional mixed farm that has got everything to it,” said Strutt & Parker’s Matt Sudlow. “It is very private, with the farmhouse at its centre and part of the farm has views over the Bristol Channel.”

The land is mainly Grade 3 with soils being a mix of Milford (well-drained fine, loamy, reddish over rock) and Manod (well-drained loamy soil over rock, shallow in places). It is farmed in-hand with the cropping land growing mainly spring-sown wheat and barley.

Langham Farm is in an Uplands Entry Level Scheme, which ends in December 2015.

The farm forms the core of the Chargot high bird shoot and its £7m guide price reflects a significant premium for the shoot which has good earning potential and includes the leased shooting rights on an additional 1,675 acres of land.

The seller is retaining the shooting for the 2014-15 season.

In the Dorset Area of Outstanding Natural Beauty, and with almost 47 acres, it has good road frontage and is spread across five fields. Single Payment Scheme entitlements are included and the auction guide is £300,000.
