Tenanted farm on Stanford Estate for Sale

Strutt & Parker’s Charlie Evans has just launched a tenanted dairy and arable farm in Nottinghamshire.
Five Oaks and Barn Farm at Stanford on Soar, near Loughborough, is part of the 1512-acre Stanford Estate, which was sold to Scottish property business Angus Estates last year with a guide of ÂŁ12.5m. It was Angus Estates’ first foray into England.
Mr Evans said the firm had decided to recoup some of its investment and cash in on rising land values by selling of the 309-acre farm, which is let under an agricultural holdings act tenancy for ÂŁ18,500 a year. The rent is due to be reviewed in March 2009 and a telecoms mast generates a further ÂŁ4000 per annum.
Anybody buying the farm, which is priced at ÂŁ1.7m and has one more succession remaining, would be sitting on a “pot of gold” said Mr Evans. With vacant possession he reckoned the farm would be worth ÂŁ3m. “You are getting a lot of property for your money.”
Included in the sale is Five Oaks Farmhouse, a substantial six-bed periodhouse, four-bed Barn Farmhouse and a pretty three-bed, end-of-terrace cottage. There are also two farmyards close to the village that Mr Evans said offered some exciting development opportunities. “Somebody is going to have a lot of fun in the future.”
Two types of purchaser could be interested, he said. “You’ve got traditional long-term investors like the Oxbridge colleges or Duchies and then there are people looking for something to put into their private pension funds.
“This is the first investment farm to come on the market this year so it will be really interesting to see how it goes,” added Mr Evans.
