Well-equipped Cheshire dairy farm for sale

A well-equipped, ready-to-go dairy unit in Cheshire comes to the market next week with 177 acres in a ring fence.

Winner of the Cheshire Farms Competition in 2011, Park Hall Farm at Minshull Vernon near Middlewich offers traditional and modern buildings, a modern 24:48 parlour and cubicles for 230-plus head. Its six-bedroom farmhouse was built in the 1970s.

The Vaccar parlour includes global electronic milk meters, ATL in-parlour feeders and an ATL auto-segregation gate.

“This is a well-invested farm and well set up; you could move in tomorrow and put milk in the tank without any further investment,” said selling agent Tony Rimmer of Rostons. The area is within the milk field of several major milk buyers such as Muller Wiseman, Dairy Crest, Arla and Meadow Foods.

Buildings at Park Hall Farm are supported by a well set-out 24-paddock grazing system with cow tracks and water troughs on Grade 3 land with Crewe series soil.

Slurry storage capacity is for more than 1.6m gallons and the sale includes 2.1m litres of milk quota with a butterfat base of 4.03%.

Additional income is provided by a lease for a T-mobile telecommunications mast, which will be assigned to the buyer. However, single farm payment entitlements are not included in the £2.1-2.2m guide price.

Part of two fields are affected by the Department for Transport’s initial preferred route for HS2, with confirmation on the route being expected in late 2014.
