Oxfordshire farm for sale

Property agents Butler Sherborn and Savills are selling a 247-acre Oxfordshire farm that includes a substantial country house.


Home Farm at Cokethorpe, near Witney, is being sold by a family trust looking to reinvest in more suitable property assets for its beneficiary. It is priced at almost ÂŁ3.5m for the whole, but has been split into six lots


The seven-bedroom house dates from the early 1600s, but is not listed, and is lotted separately with a stable block and 13 acres of land and gardens for ÂŁ1.85m. “I think it would make a really nice family home,” said Sophie Salter of Butler Sherborn. “It’s large, but still manageable.”


Two cottages are lotted separately and could make useful staff accommodation, said the selling agents. Miss Salter added that any non-farmers buying the main lot, but not the farmland, might still be interested in 75 acres of woodland. “It’s linked by a bridle path and could make a nice shoot.”


Richard Binning of Savills said the woodland, which is priced at ÂŁ2600/acre, also included several stands of valuable timber, so there could be some commercial interest.


A range of buyers would be keen to get their hands on two large blocks of land (106 and 83 acres) priced at ÂŁ4000-ÂŁ4500/acre, reckoned Mr Binning.


“The land is offlying so there is every chance it will be sold away from the house. For us it will be a good test of the market, which we think is very strong at the moment,” he said. “I wouldn’t be surprised if it went for more than the guide. Before Christmas things were making over ÂŁ5000/acre.


“Local and neighbouring farmers are always interested but I think they are being pushed hard by national buyers and investors.”
