South-west farm for sale ‘unique’ says agent

Stags farm agency reckons Western Farm near Oakford in Devon is likely to be a rarity on the 2009 market.
The farm has a 140-strong dairy herd with 200 ewes. The main part of the holding lies outside existing nitrate vulnerable zones and is in a TB-free area.
“It’s not just it’s size and situation that will make this farm unique – it’s likely there will be far fewer farms on the market in the south-west this year,” said Stags’ Alex Rew.
“It could remain as a dairy unit, although it’s extensive courtyard of buildings and shooting credentials are likely to attract a number of other potential buyers.”
Western Farm’s successful commercial shoot has seen 20 100-bird days in recent years and the farm also has some duck flighting ponds as well as extra drives on some off-lying moorland.
“The farm lies centrally within its block of land and although it has good access from A and B roads, the final approach is down a quarter-mile drive making for a very private residence,” Mr Rew said.
Western Farm is available as a whole or in two lots. The house, with 200-cuble building and other loose housing with 242 acres is guided at £1.8m. A further block of 56 acres of arable, pasture, woods and moorland is available at £200,000.
