HOT on the heels of the Brampton Ash Estate (Land, July 26), a Surrey estate owned by former helicopter magnate Alan Bristow is being sold with the potential to build a new mansion.
The 890-acre Baynards Park estate, between Cranleigh and Horsham, already has planning permission for a 12,000sq ft house, granted some years ago but implemented no further than the laying of some foundations.
Cluttons has been instructed with the sale, with what is considered to be a relatively cautious £10m guide. It already has an extensive Victorian stableblock, with outbuildings and walled gardens, and 15 dwellings.
"Its a spectacular location," says the firms Robert Bartlett. "There is a network of traditional carriage drives, and five separate entrances each with their own lodge. Weve already had an offer but our client wants to market it fully."
The sale includes a substantial in-hand dairy farm, a renowned shoot and, naturally, a private airfield with hangar.
Mr Bristow has invested considerable sums in his high-yielding 200-cow dairy herd, including genetic improvement . But none of the property is IACS registered. "We dont consider this an issue, providing it is bought as, a huge country park," said Mr Bartlett. *
