NFU raises fears over new towns’ impact on rural areas

A government pledge to start building three new towns before the next general election has prompted a sharp reaction from the NFU, which fears the impact on rural communities and farmland.

The New Towns Taskforce recently published its final report recommending 12 potential sites across England for new town developments, with plans for up to 201,000 homes.

NFU vice-president Rachel Hallos said: “The NFU has serious concerns that the construction of these new towns will have a significant impact on the great British countryside and rural communities.”

The proposals await approval from housing secretary Steve Reed before moving forward.

If accepted, development corporations will be established for each site to oversee construction and infrastructure projects.

These bodies will operate as temporary local planning authorities, guiding the delivery of housing, commercial and supporting facilities.

Ms Hallos emphasised the need for transparency and protection of productive farmland, stating: “We will continue to engage with government to ensure the needs of farmers and landowners are being heard.”

The 12 recommended sites include locations such as Adlington in Cheshire East (14,000-20,000 homes), Crews Hill and Chase Park in Enfield (up to 21,000 homes), and Tempsford in Bedfordshire (40,000-plus homes).

Other possible sites include Heyford Park in Oxfordshire, Leeds South Bank, Victoria North in Manchester, Thamesmead Waterfront in Greenwich, Worcestershire Parkway, Brabazon and West Innovation Arc near Bristol, Marlcombe in East Devon, Milton Keynes, and Plymouth.

The NFU plans to maintain dialogue with government and stakeholders to safeguard the interests of farmers and rural populations throughout the development process.

Members potentially affected by the proposals, particularly those near expanding urban areas or with large undeveloped landholdings, are urged to contact their local NFU representative.

As the plans progress, the NFU will keep providing updates and advocating for clear commitments to protect vital agricultural land wherever possible.
