Northern mixed holdings hit the market

Grange Farm has mainly freely drained medium and some coarse sandy soils

For those looking north, two mixed farms in Durham and Scotland hit the market this week.

Grange Farm, five miles south-west of Durham city, is a mixed farm over 134 ha (331 acres).

With 179 acres of grade 3 arable land, the holding has mainly freely draining medium and occasionally coarse sandy soils.

There are also 108 acres of grassland, with a slowly permeable, seasonally waterlogged, loamy soil with clayey subsoils.

"This will be an interesting test case for the Durham area," said Iain Welsh from Smiths Gore.

"There are not a great deal of farms like this in the area on the market, so we're expecting a great deal of interest. It's likely to be bought by a neighbouring farm or a farmer from the area."

Grange Farm has a four-bedroom farmhouse, traditional farm buildings and three modern sheds.

It is on the market for £2m, which includes entitlements. The purchaser will need to take over the Higher Level Stewardship scheme currently in place.

A well-maintained mixed farm is also on the market in Kinross-shire for offers of more than £1.85m.

With 156 ha (385 acres) of land, Hilton of Aldie is 22 miles south of Perth and 29 miles from Edinburgh.

Part of the farm is under a Rural Development Contract, which is in place until 2016, generating an annual income of £6,800.

With 236 acres of arable and 110 acres of permanent pasture, the farm is managed in-hand and is capable of holding 650 ewes and a herd of 60 suckler cows.

The grade 3 land has been used for spring barley and seed potatoes.

Some fields have been re-seeded in the past two years and new fencing, woodland and drainage have also been put in.

Around 33 acres of the farm is woodland and there is scope for the buyer to create a pheasant shoot. There are also roe deer and ponds for wild duck flighting.

Hilton of Aldie includes a farmhouse, cottage and a range of traditional and modern farm buildings of around 8,000sq ft. These are mostly used for storage.

The farm also has good sheep-handling facilities.

Hilton of Aldie House has four bedrooms and the cottage has two. The seller's family also owns an adjoining house, which could be available for sale separately.

Entitlements are not included, but for sale by separate negotiation.
