Arable offerings span wide price and size range

Three very different arable units in scale, price and location come to the market this week.
Hammonds Farm near Chelmsford, Essex, borders the main A12 road and has easy access to the M25. On 473ha (1,169acres), the farm has ample irrigation, 1,600t of grain storage and an insulated 600t potato store. There is a large main farmhouse and eight cottages.
Earning capacity is bolstered by non-agricultural income of more than ÂŁ50,000 a year from a range of sources including commercial lettings. Some land inside the Chelmsford bypass has potential for future development, according to David Jones of selling agent Robinson & Hall. The Yorkshire Wolds see relatively few farm sales so the launch of Linton Wold Farm at Kirby Grindalythe with a ÂŁ4.8m guide price will attract a great deal of interest.
More than 80% of the 208ha (514 acres) is arable, with generally large field sizes. The farm lies between Malton and Driffield, with its grade 3land currently producing mainly combinable crops and potatoes.
The buildings are mainly modern steel portal frame, including 2,400t of grain storage. There is a six-bedroom house and a relatively small area of traditional buildings.

Shropshire agent Halls is selling an arable farm of close to 59ha (145 acres) in three lots.
In an Area of Outstanding Natural Beauty, Freshfields at Lushcott Farm near Much Wenlock is a five-bedroom detached bungalow with an agricultural occupancy condition and has a guide price of ÂŁ400,000 to include outbuildings.
The medium-to-heavy loam fertile arable land has been split into two further lots, with almost 64 acres of arable, pasture and woodland adjoining Wenlock Edge also carrying a guide price of ÂŁ400,000 while the remaining 80 acres adjacent to Lushcott Farm has a ÂŁ500,000 guide. (Halls 01743 284 777)
