Bare arable land for sale in Hants and Lincs

Bare arable land comes to the market in Lincolnshire and Hampshire this week.


About 379 acres of flat, Grade 2 arable land suitable for cereals and root cropping is for sale near Market Deeping, Lincolnshire, as a whole or two lots. Two modern agricultural buildings are included on the well-drained, sandy, fine and loamy soils over limestone gravel.


The land has been well maintained and has ditches and drains around most of the fields, with easy road access. It is contract farmed and producing cereals, beans and sugar beet. Notice has been served for the contract to terminate on 30 September.

Lot one is about 309 acres and includes a 459sq m modern machinery store. It is being offered at a guide price of ÂŁ2.57m. Lot two, at a guide price of ÂŁ575,000, is about 69 acres and includes a 204sq m open-fronted barn.


A sugar beet contract for 916t is included in the sale, as are SFP entitlements, which will be transferred for 2015. The land is in a nitrate vulnerable zone, an area at risk of flooding and an Entry Level Stewardship (ELS) scheme. (Bidwells 01603 763 939)


In contrast the Breach Estate, near Basingstoke, Hampshire, offers mainly Grade 3 arable land, houses, farm buildings, stables, woodland and pasture as a whole or in three lots.


The largest block, lot three, includes about 140 acres of contract farmed arable land suitable for cereals, about 90 acres of mature woodland, and about nine acres of pasture. Access is via an internal farm track and this lot is offered at a guide price of ÂŁ1.75m.


Lot two includes a four-bedroom farmhouse, about 48 acres of mainly arable land with some grassland and a 2,000t grain store with two lean-tos. Guide price is ÂŁ1.65m.


A 10-bedroom house, three-bedroom cottage, stables and about 26 acres of grounds are being sold as lot one with a guide price of ÂŁ2.6m.


All lots are adjoining and the land is entered in an ELS scheme, ending in October 2016. SFP entitlements will be transferred to the buyer and sporting rights are included in the sale.
