Commercial offering near Suffolk coast

A decent-sized commercial arable farm is also available in Suffolk. North Green Farm at Brampton is a few miles south of Beccles and also has established alternative income. There are two farmhouses, a pair of holiday cottages and a further cottage.

North Green Farm has 203.5ha (503 acres) of mainly cropping land, with a small acreage of grass on grade 3 fine loamy soils with a chalky till over clay. The buildings include about 2,000 tonnes of grain storage and handling facilities.

The main farmhouse, built in 1989 under an agricultural occupancy condition, has five bedrooms and five bathrooms.

The second, Manor Farmhouse, is Grade II listed and dilapidated. There are two holiday cottages, which were converted from traditional farm buildings in 2000, and a further residential property, providing supplementary income.

The spread of income, quality of the farmland and value for money in the agricultural occupancy-restricted main house were great attractions, said Bidwells’ James Brooke, who has set a guide price for the whole of £5.108m.

North Green is being offered as a whole or in four lots, with the principal lot including North Green Farmhouse, the farm buildings and 489 aces of arable and pasture land carrying a guide price of £4.43m.

The two holiday cottages, with 2.6 acres of land, have a £250,000 guide price, while Manor Farmhouse with 10.74 acres is £320,000, with a further cottage at £110,000. (Bidwells 01603 229 329)
