Lancashire mixed commercial farm on market
Like most other counties, Lancashire has few commercial farms on the market so the launch of New Hall Farm at Winmarleigh is likely to draw plenty of interest.
This fully equipped arable and livestock holding has a five-bedroom period farmhouse and almost 111ha (274 acres) of grade three land in a ring fence. This is currently split between 147 acres of arable and 110 acres of grassland with the balance in woodland and tracks.
A large range of buildings includes a traditional brick steading and stone barn, several modern steel portal frame buildings and a 1,227cu m (270,000gal) capacity above ground slurry store.
The farm is close to Garstang and its guide price of ÂŁ1.8m includes single farm payment entitlements. It has several small woods and while the sporting rights are included in the sale they are subject to a lease expiring in 2016.
New Hall Farm was recently in an Higher Level Stewardship scheme and had potential to be included in a range of agri-environment schemes, said selling agent Smiths Gore.
It is for sale in two lots with the first being 267 acres including the house and buildings, while the second is a seven-acre site with good road frontage. (Smiths Gore 01772 663 120; Armitstead Barnett 01995 603 180)
