£45m-plus price tag for farm estate with 31 dwellings

A substantial farming estate with 1,149 acres of ring-fenced arable land is on the market at offers in excess of £45m.

The Edgcote Estate on the Northamptonshire/Oxfordshire border has considerable farming operations, woodland, and a portfolio of equestrian, residential and commercial property set across its 1,704 acres.

The property comes to the market following the death of David Allen, its owner since 2005.

The estate’s agricultural appeal is significant, with arable farming operations run in-hand and pasture let on grazing licences.

The Grade 3 arable land has a rotation of winter wheat, winter barley, oilseed rape or spring beans, and in recent years has incorporated options under Mid Tier Countryside Stewardship and the Sustainable Farming Incentive schemes, attracting payments of about £78,000 in 2025.

The farm’s extensive modern buildings include grain storage.

A portfolio of 31 houses, cottages, annexes and flats is included in the sale but the jewel in the crown is a Grade I listed Georgian house with eight bedrooms.

Savills is offering the Edgcote Estate as a whole or in two lots.

Commercial lets income

Another sizeable arable launch, 415-acre Pond Park at Felstead, Essex, also comes with appeal above its purely agricultural element, as it has commercial lets that generate about £300,000/year in rental income.

The Grade 2 and 3 land is farmed under a contract farming arrangement in a rotation of winter barley, winter wheat and oilseed rape.

Several farm buildings have been converted to offices and secure storage units.

The seven-bedroom Grade II listed farmhouse is set in formal gardens and grounds that include a swimming pool and a tennis court.

Savills has set a guide price of £8.5m for Pond Park.

Retirement sale in Suffolk

In Suffolk, retirement brings the award-winning Fordley Hall Farm at Middleton to the market.

The 280-acre holding has arable land, grassland and woodland, mostly set in a ring fence.

Selling agent Oliver Holloway of Clarke & Simpson expects the sale to generate good interest from a range of buyers.

“The farm has won awards for both farming and conservation and also boasts a superb and well-regarded shoot, which has been run in hand by our client for over 20 years,” he says.

Clarke & Simpson is offering Fordley Hall Farm at £4.1m for the whole. It is also available in up to three lots.

Devon relocation

In the heart of Devon’s Taunton Vale, relocation by the owners sees Lower Preston Farm offered for sale, a unit currently farmed as an arable and beef operation with store cattle purchased and finished.
