Cornwall and Devon offer choice of farmland properties
New launches in the south-west of England feature this week, including two significant commercial holdings set less than three miles apart in Cornwall.
The main farming operations at Pendarves Farm, near Camborne, are daffodil, vegetable and bulb production.
Marketed at a guide price of £4.35m through Carter Jonas, this farm is in a ring-fence and equipped with a substantial number of modern steel portal frame buildings, including a cold store, open yards and offices.

The 179 acres of farmland is mostly Grade 3 arable land, with free-draining acid loamy soils that can grow a wide range of crops and fields served by a network of farm tracks.
It comes with a three-bedroom farmhouse with an agricultural occupancy condition, and two cottages – one with four bedrooms, the other with two bedrooms – which are used as staff accommodation.
There are also 98 static caravans currently on the farm that are used to house staff and temporary workers associated with the field operations.
These are not included in the sale price, but are available by separate negotiation.
Broad appeal

Carter Jonas is also handling the sale of nearby Clowance Farm at Praze.
New to the market, this has 265-acres of productive farmland.
The holding was once part of the Clowance Estate and comprises 180 acres of arable land, 18 acres of new woodland, and 24 acres of mature broad-leaf woodland.
Selling agent Chris Anderson says it has broad appeal.
“The land is likely to be of interest to existing farming businesses as well as investors looking for a secure asset with excellent existing income generation.”
It will also appeal to those keen to acquire historic and wildlife rich woodland, alongside newly planted woodland that benefits from grant funding until 2039.
The land is farmed under a cropping agreement in an arable and brassica rotation, generating an annual rental income of £64,640. This is in place until 30 June 2026.
The new woodland was planted in February 2025, supported by an English Woodland Creation Offer, and a three-year woodland establishment agreement is also in place.
Both will be transferred to the buyer.

Devon arable and pasture

In neighbouring Devon, a mixed farm with 219 acres of pasture and Grade 2 arable land is also new to the market.
Stags selling agent George Alder says West Trecott Farm at Sampford Courtenay, near Okehampton, offers buyers multiple opportunities.
“It presents an excellent opportunity to continue with a flexible mixed farming enterprise, or to follow a specialist cropping or livestock system.
There may also be scope to explore development of the agricultural buildings for alternative uses, subject to obtaining necessary planning consents.”
The land is in two main blocks – one that consists of mostly free draining, fertile red soils and the other is down to pasture; there are two off-lying parcels where arable crops are grown.
Some of the arable land is used for growing swedes which are processed on-site.
The land is subject to a Sustainable Farming Incentive agreement and registered under a Mid Tier agreement until 31 December 2027.
The farm’s four-bedroom Grade II listed 15th century thatched farmhouse retains many of its original features.
There is also a detached three-bedroom bungalow which is let under an assured shorthold tenancy agreement.
