Devon and Somerset offer choice of size and farm type

The Lyndown Farms Estate at Lynton in the Exmoor National Park and South Kingwell Farm on Dartmoor offer diverse options for buyers.

Penny Dart of Savills describes the Lyndown Farms Estate as a rare proposition.
“Exmoor National Park has exceptional landscape value and that, combined with opportunities for a variety of uses across the estate, means we anticipate interest from a variety of buyers.
“Being for sale as a whole or in lots also opens up the potential pool for buyers both local and from further afield.”
All the land sits in a ring-fence and includes productive pasture, moorland, rough grazing and woodland, and there are also grazing rights over adjoining common land.
The estate has two farmsteads – South Stock Farm and Scoresdown & Furzehill – and a block of productive grassland with modern farm buildings at a third location, Coombe Park.
Another part of the estate, Ilkerton Ridge, is a run of open moorland.
Both farmsteads are fully equipped with a range of modern buildings.
The three-bedroom farmhouse at South Stock Farm has recently undergone an extensive programme of renovation.
The dwelling at Scoresdown & Furzehill is a three-bedroom bungalow that Savills describes as a property with the potential to be remodelled.
The estate is being marketed as one that offers considerable sporting and conservation opportunities and the potential to generate substantial income from Reviving Exmoors Heartlands, the Exmoor Landscape Recovery Project, which is currently at its project development phase.
The farmland is productive, with a good proportion of the acreage is sown to pasture.
Savills is guiding the Lyndown Farms Estate at £10m and is also making it available in four lots.
Permanent grassland holding

The land at South Kingwell Farm near Moretonhampstead is also permanent grassland, for both grazing and mowing.
The holding has a mixed natural woodland and an area of rough grazing with bracken running up to Hingston Rocks, a designated tor sitting at more than 305m, with views across Dartmoor.
The farm is currently run as a mixed livestock holding with beef and sheep, but George Alder of selling agent Stags says there is scope for the traditional farm buildings to have alternative uses, subject to planning consents.
There are also three timber-framed livestock and general-purpose sheds offset from the main farmyard.
The five-bedroom farmhouse presents development opportunities, too, George adds.
“The house requires a full scheme of renovation and updating but presents an exciting opportunity to restore it to a spacious and comfortable family home.”
Stags has set a guide price of £1.31m for the sale of South Kingwell Farm and is also offering it in three lots.
Council sale of Somerset pasture farm

A block of 46 acres of pasture with a residential dwelling is also coming to the market in the South West.
Pond Farm, near, Ilminster, Somerset, is a county council holding that is being sold off by the authority as it is deemed to be surplus to requirements since the death of the previous long-term tenant in 2025.
The land, which is in an accessible location next to the A358, is currently occupied on a grazing and mowing licence agreement and will be vacant from 1 October 2026.
Two covenants are attached to the sale which stipulate the land should only be used for agricultural, equestrian, horticultural or forestry purposes and that the bungalow remains a single dwelling house with associated ancillary purposes.
Carter Jonas is marketing the property at a guide price of £925,000 and is also offering it in three lots.
