South-west England offers choice of four farms

Four farms in the south-west of England, including a fully equipped arable and dairy holding with 424 acres, provide a good range of opportunities this week.

In the latest set of new launches, Broomsgrove Farm, near the Wiltshire village of Pewsey, has scale and a significant residential element.

Its arable acreage and grassland are split into two blocks of 350 acres and 72 acres, which can be accessed by council-maintained roads or internal farm tracks.

The land is mostly Grade 1 with freely draining loamy soils and is being farmed under Mid Tier Countryside Stewardship (CS) and Sustainable Farming Incentive (SFI) agreements.

Pockets of woodland across the farm play host to a small shoot.

The yard has more than 4,360sq m of portal framed buildings including a 16 x16 milking parlour, an 11,000-litre milk bulk tank, a cubicle shed, and a grain store with about 1,000t of storage and underfloor drying.

Clamps can accommodate about 2,800t of silage and a separator feeds a lagoon with capacity for 1,800cu m of slurry.

As well as an unlisted five-bedroom farmhouse, there are two semi-detached cottages, two bungalows, and a flat above a former carriage house.

The grounds and garden include a greenhouse and a swimming pool.

Carter Jonas is seeking offers in excess of £9m.

The agent is also launching a ring-fenced Cornish farm, a holding which again comes with a substantial residential offering.

Hurdon Farm, near Launceston, has been farmed by three generations of the same family for the past 130 years.

The land is level arable ground growing a wide variety of crops in a rotation incorporating potatoes and maize.

There are smaller pasture fields close to the modern and traditional farm buildings.

About 85 acres is let until March 2030 – an agreement that provides an annual income in the region of £20,000.

The farm acreage includes some mature broadleaf woodland.

As well as the farming income, revenue is generated by bed and breakfast accommodation offered in the Grade II listed, seven-bedroom farmhouse.

Hurdon Farm also has a detached, three-bedroom cottage and a pair of two-bedroom semi-detached cottages.

The property is on the market at a guide price of £2.875m and is also available in three lots.

In the third of Carter Jonas’s trio of launches, Henley Farm near Payton, Somerset, a residential, livestock, and equestrian holding with 60 acres, is being sold as a whole or in two lots.

The land is currently in pasture and has been largely re-fenced.

The River Tone flows alongside one of the boundaries, providing single-bank fishing rights.

The land is let on a farm business tenancy agreement with a notice to quit having been served for this to end on 30 June 2027.

The modern three-bedroom farmhouse is subject to an agricultural occupancy condition.

Carter Jonas is guiding the sale at £1.1m.

A similar sized holding is being launched by Stags in Devon following the death of its owner.

East Rowhorne Farm at Nadderwater, near Exeter, has 54 acres of permanent pasture, and 11 acres of broadleaf woodland. The land is let for sheep grazing and some mowing.

A range of traditional farm buildings offer potential for alternative uses.

Accommodation is provided by a six-bedroom farmhouse in need of modernisation and with a swimming pool in its grounds, and a two-bedroom bungalow.

Stags is seeking £1.485m for East Rowhorne Farm.

Essex also provides a new launch this week – 56 acres of arable land at Hadstock, near Saffron Walden.

Bryant Land & Property is seeking offers in the region of £525,000 for what selling agent Jim Bryant describes as useful Grade 2 land.

The sale, he believes, will appeal to farmers seeking an easily manageable block of additional land and also buyers in the market for land for grazing or amenity uses, including woodland planting.
