Summer launches for farms in North and Wales

In a month that saw the UK experience its fifth heatwave of the summer, activity in the farmland market is showing no sign of drying up.

The East Yorkshire village of Bielby, near Pocklington, is the location for this week’s largest launch as Savills brings 238-acre Merton House Farm to the market.

With deep and permeable sandy soil, the Grade 3 land has been in combinable and root crops.

There is an irrigation reservoir and associated equipment, as well as access to a separate off-site borehole via underground pipes for irrigating two land parcels.

A field on the fringes of the village is subject to an overage that will require the buyer to pay the vendor 25% of the uplift in its value if planning permission is granted for non-agricultural use within 25 years of sale.

The modern farm buildings include a grain store and two steel portal frame sheds, currently used for fattening pigs.

One of the buildings is let as a workshop, generating an annual rental income of £5,000.

The sale, which includes a four-bedroom farmhouse, is guided at £3.655m and the farm has also been lotted six ways.

Northern holding near border

Also in the north of England, near the Scottish border at Longtown, Slealands Farm has come to the market.

Described by selling agent Tim Michie, of the Michie Group, as an outstanding mixed agricultural holding, it has 175 acres of Grade 3 land sown to permanent and temporary grassland, modern and traditional buildings, and a three-bedroom farmhouse.

The land, says Tim, has benefitted from an ongoing programme of soil improvement and has been consistently farmed to a high standard.

“During the current year every field has received two applications of farmyard manure, and about 120 acres have been treated with agricultural lime, reflecting the quality of husbandry undertaken throughout the holding,” he says.

Existing buildings offer livestock and machinery accommodation and general-purpose storage, while planning permission is in place for a 36.58×12.19m farm building.

Pasture on offer

The Michie Group is also launching a 197-acre block of improved and permanent pasture at Ladywell, Great Bavington, Northumberland.

The bare block has historically been managed as part of a livestock farming enterprise and has traditional stone walls, hedgerows and stock-proof fencing.

The land also has potential for a range of environmental, conservation and amenity uses, subject to necessary consents.

Water is sourced from a series of natural supplies situated across the block.

There is direct access from a public road and a right of access along a neighbouring track.

The Michie Group is marketing the land at a guide price of £890,000.

Downsizing sales in Wales

In Wales, downsizing by the owners brings two farms to the market.

Perthcretig Farm at Llansoy, Monmouthshire, is a 100-acre livestock farm with pasture for grazing, hay and silage, and a small woodland. 

It has traditional and modern outbuildings for livestock housing and feed and machinery storage.

There is a five-bedroom farmhouse and planning permission was granted in March 2025 to convert one of the traditional buildings to a residential dwelling.

Savills has been appointed as the selling agent and is guiding the sale at £1.6m.

Further west, Pwll Yr Heirn at Newcastle Emlyn offers 121 acres of farmland and a woodland valley.

There is an overage attached to the land that requires the buyer to pay the vendor 40% of the uplift in value if planning consent is granted for non-agricultural use with 35 years of sale.

Outbuildings include stone-built stables and two modern barns, while residential accommodation comes in the form of a period six-bedroom farmhouse.

Savills has set a guide price of £1.925m and is also offering the house and buildings with less land, with three acres at £995,000 or with 44 acres at £1.25m.
