Surrey, Cumbria and Wilts farms offer varied opportunities
Chadhurst Farm © Savills A farm in the south-east of England with arable, pasture and buildings with income-generating potential from commercial and equestrian activities leads this week’s new launches.
Chadhurst Farm, a 199-acre holding near Dorking, Surrey, is on the market with Savills at a guide price of £4.5m.
The farmland is a mix of arable, pasture and woodland, with one field used as a polo training pitch.
This, says selling agent Chris Spofforth, of Savills, contributes to the farm’s wider appeal, a holding he describes as a versatile farm with residential, agricultural, environmental, equestrian and commercial appeal.

Some of the land has previously been part of a small, driven bird shoot and this could potentially be reinstated.
A Mid-Tier Countryside Stewardship agreement is in place on some of the land until 31 December 2026.
The versatility that applies to the land extends to the farm buildings too, some of which are let to a tree surgery business until August 2028.
“Overall, the buildings at Chadhurst Farm provide a strong blend of practicality, income potential and longer-term opportunity, supporting a variety of agricultural, equestrian and commercial enterprises,” says Chris.
These are a mix of steel-framed and timber-clad buildings and larger, steel-framed structures.
The sale includes two dwellings – a three-bedroom farmhouse currently let on an assured shorthold tenancy, and a three-bedroom former granary that is subject to an agricultural occupancy condition.
Chadhurst Farm is being marketed as a whole and as two lots.
Lake District National Park
A second farm with diversified income, this time in the Lake District National Park, is also among this week’s launches.
Prospect Farm at Isel, Cockermouth, is a productive and versatile livestock farm, says Carter Jonas, which is guiding the sale at £3.845m.
The land covers 382 acres of pasture, improved grassland and commercial woodland – 104 acres are let on a 999-year lease to Forestry England.

The land is entered into a Higher Tier Countryside Stewardship agreement.
This launch again has two dwellings – the 17th century, four-bedroomed Prospect Farmhouse, a property with 226sq m of living space, and Prospect Barn, a three-bedroom barn conversion with views over the Derwent Valley.
Prospect Barn is currently let on an assured protected tenancy, while a farm business tenancy runs until 30 April 2027 on Prospect Farmhouse, the farm buildings and the land.
Modern agricultural buildings include three cattle sheds, one with 50 cubicle places for cows and heifers. There is a covered stock yard and a silage clamp with capacity for 400t of forage.
Prospect Farm is for sale as a whole or in up to six lots.
Wiltshire land relaunched with buildings and cottages
While bare land always draws a good level of buyer interest, not least from existing farming enterprises with expansion plans, how much interest can be dictated by the volume on the market locally competing for that interest or the type of land in demand in that region.
Deptford Farm in Wiltshire’s Wylye Valley was initially offered for sale as bare land in May 2025.

That offering has been repackaged and the land will be now be marketed later this month with the addition of two farm cottages and commercial units, and with the acreage on offer increased from 478 to 500.
The high-yielding Grade 3 arable land on lime-rich loamy soils over chalk and limestone is set in a ring fence and is currently farmed under a contract farming agreement with a neighbouring farmer.
This is in a rotation incorporating winter oilseed rape, winter wheat, winter and spring malting barley, and spring and winter oats.
The land also includes pasture and woodland with sporting opportunities.
Gabriella Placidi, of selling agent Symonds & Sampson, says the commercial units and cottages are let and earn almost £100,000/year in rental income, but have potential to generate a higher revenue.
