Productive stock holding offers scale and scope

A Powys beef and sheep unit offers almost 428 acres of good stock rearing land in a ring fence.
Cwmgilla Farm near Knighton has a reputation for producing top-quality livestock and will be sold by auction on 22 May.
On the market for the first time since 1950 and with a guide price of £3m, Cwmgilla is in a private position just a mile from Knighton. This is an executor sale and includes a modern five-bedroom farmhouse as well as a very good range of modern stock housing in five main buildings. There are also some traditional buildings.

The farm is a rarity in the area for its size and productive capacity, being about double the local average farm size, according to selling agent McCartneys.
“This is one of the largest units sold as a whole by public auction in Radnorshire for a very long time,” said the firm’s said Jenny Layton Mills. “It is a rare opportunity to purchase a good farm with many opportunities.”
Classified as Severely Disadvantaged, the land has Denbigh 1 series fine loamy soils and is about double the average farm size for the area. The holding has grown arable crops in the past and has carried 1,000 breeding ewes and 80 beef suckler cows and followers.
About 37 acres of woodland and a carp fishing pool are included, while a stream runs through the farm, which lies from 705-1,370ft above sea level. Just over 161 units of single payment entitlements will be transferred for the 2015 claim. (McCartneys 01547 528 621)
