South west dairy sets tone for spring market

A commercial dairy farm is one of several south western holdings set to warm up the market shortly.


Westholme Farm, at Otterham near Camelford, is close to the north Cornwall coast and just a couple of miles from Hallworthy Stockyard.


Home to the Ottervale herd of pedigree Holsteins and Jerseys, this commercial dairy farm has just over 272 acres of land in a ring fence, with a further off-lying parcel of 66 acres for sale separately by auction. A good range of modern farm buildings are on offer including cubicles for 144 cows and a 20:20 herringbone parlour.


In all there is accommodation for up to 400 cattle and the farm’s 1979-built five-bedroom bungalow has an agricultural occupancy condition. As well as natural water supplies, the holding has a borehole and two reservoirs for 2,200 gallons.


The farm buildings were developed about 35 years ago and have concreted yards while the grassland is well served by tracks, lanes and road frontage.

Retirement brings Westholme Farm to the market in two lots with lot one including the farm bungalow, buildings and almost 151 acres – this has a guide price of £1.35m. The second lot offers 121 acres of land at a guide price of £750,000, bringing the overall guide price for the whole farm to £2.1m.


In mid-June, Kivells will also auction 66 acres of off-lying land which lies about five miles from the farm from the same vendor. This mainly pasture land will be offered in three lots with guide prices ranging from £5,000-6,500/acre.


Greylands Farm near Holsworthy, north Devon is also on the market with the same firm.


The holding includes an E3120 wind turbine. Greylands is a residential stock farm with a four-bedroom period house and additional income from three converted holiday barns.


There is 170 acres of ring-fenced organic pasture land and a good range of modern livestock buildings, with a guide price of £2.5m.
