Stunning Scottish estate offers wealth of opportunity

The “stunning” Killean Estate on the west coast of Scotland offers a mix of farming, residential and established alternative income sources.

With 3,684 acres at Tayinloan in Argyll, it is on the market for offers of more than £7.5m through Smiths Gore.

As well as its large mansion house there are many other properties and more than two miles of sandy beach. Enterprises include beef and sheep, 1,350 acres of commercial forestry, country sports, a holiday-letting complex, a hotel, shop and petrol station.

The estate has two main sets of farm buildings, with new livestock buildings at the Home Farm steading. There are also 17 houses, flats and cottages for letting, with income in 2011 from all lettings of about £122,400.

Planning consent has been granted for a hydro-generating scheme and for several new houses and conversion of existing houses and farm buildings.

Killean House, with 10 bedrooms, has been recently refurbished to a high standard; other estate properties include a row of cottages known as the Dolls Houses. A further 10 new, high-quality properties form part of the holiday letting business.
