West coast farm offers development potential

Scotland’s west coast offers a livestock farm on the tip of the Cowal Peninsula overlooking the Island of Bute.

Auchafour Farm by Dunoon has 205 acres of good arable and grassland and a wide range of farm buildings.

Some of the traditional outbuildings have planning consent for conversion to five houses while the modern buildings include cubicle housing for 80 cows and two 500t silage clamps. There is also a 290,000-gallon Permastore slurry store.

About 150 acres of the ground is suitable for silage and there is potential for a micro-hydro energy scheme, with the remainder of the land taken up by rough grazing, woodland, tracks and yards.

CKD Galbraith has set a guide price of offers of more than £830,000 for the farm, whose land lies in two blocks either side of a minor public road to the west of the village of Toward.

There is good hard access to most of the fields, with most of the land down to rotational and permanent grass with small areas of mixed amenity woodland. The farm lies from 20-100m above sea level and is largely on south-facing slopes.

Mainly Grades 3(2) and 4(2), the land is also suitable for cereals and other forage crops as well as for grass.

The stone farmhouse is let on a short-assured tenancy at £650/ month while the land carries about 250 sheep and 80 suckler cows. Single farm payment entitlements are not included in the sale of Auchafour Farm.

In a south-facing fertile area, this has been run on a contract-farming basis over the past few years and is down to combinable crops, potatoes and grass, with the potato land let for seed production.

For sale as a whole, there is almost 274 acres in eight fields. It is mainly Class 3(1) and 3(2) and runs from 150-240m above sea level, with a guide price of more than £1.775m.
