Neighbouring counties offer similar sized units
Two farms in Wiltshire and Gloucestershire are likely to be viewed by the same potential buyers.
The privacy of Lower Mere Park Farm near Mere in Wiltshire will be a big draw for many lifestyle buyers. However, they will be competing with farmers for its 291.75 acres of rolling Grade 3 land (Denchworth series clay) in a ring fence and all in permanent pasture except for 40 acres of maize.
The farm, on the edge of the Blackmoor Vale, has been in the same ownership since 1337 and is for sale as a whole, to include a five-bedroom house, a three-bed cottage and a useful range of buildings. These include a courtyard of traditional single storey farm buildings and a large listed timber framed barn as well as modern livestock buildings.
With good transport links and schools in the area, agent David Cross of Savills is expecting a high level of interest for what he describes as a “charming private farm with a good block of productive land with useful farm buildings” and for which he has set a guide price of ÂŁ2.75m.
Howkins and Harrison is about to launch Neighbrook Farm near Moreton-in-Marsh, Gloucestershire, which agent Tim Howard says is in a “stunning, elevated position.” The 230-acre unit is mixed grass and arable in one block, with a range of fair buildings and a decent grain dryer. The 15-year-old four-bedroom stone farmhouse has no agricultural occupancy restriction and Neighbrook has a guide price of ÂŁ2.5m. Its owners are selling because they are moving to a larger farm they recently bought. (Savills 01722 426810; Howkins and Harrison 01788 564685)
