Black Isle beauty offers quality land

A farm of almost 500 acres on north-east Scotland’s famous Black Isle offers more than 390 acres of good potato and combinable crop land in one block.

Navity is 21 miles north of Inverness and sits between the Moray Firth and the Cromarty Firth. The Black Isle peninsula is known for its quality low-lying land and the 390 acres of medium loam arable land here are Class 2 and 3.1 with a good working depth and field sizes.

The arable land is run on a contract farming agreement with the potato ground let out seasonally. An 800t ambient potato store is also let seasonally and can be used for grain storage. The wide range of buildings includes general storage and former cattle housing.

There is also about 82 acres of rough grazing and a small acreage of woodland, with the permanent pasture let for grazing from April to October.

Luke French of Savills describes Navity as “a cracking good farm, which is in excellent heart, with first rate buildings, but it also has a superb house.” The shortage of arable farms for sale means that this unit is expected to draw interest not only locally but also from England and from further abroad.

Navity is a single block of land, for sale as a whole or in two lots, with an overall guide price of £2.5m-plus.

Navity House with gardens and just over eight acres of paddock land has a guide price of £500,000, while Navity Farm with 484 acres, the farm buildings and a three-bedroom bungalow is on the market for offers of more than £2m.
