Country sports appeal in Peeblesshire

The second large Scottish estate in as many weeks has just hit the market.

Hot on the heels of the 1945-acre Dumfries Estate available from Savills, joint agents Davis & Bowring and John Clegg & Co are selling the North Slipperfield Estate at West Linton in Peeblesshire, just 18 miles from Edinburgh.

But while the interest in the Dumfries Estate was mainly centred around its Adam-designed mansion, 3085-acre Slipperfield, which comes with a further 4590 acres of sporting rights, should appeal to the country pursuits enthusiast.

Jon Lambert of John Clegg & Co said there was a wonderful driven grouse moor, which had been much improved by the Duke of Bedford, who bought the estate in 1997 but has now purchased a bigger Scottish sporting property.

Over 80 brace were shot on one day last year and Mr Lambert reckoned there was the potential for 500-600 brace.

The sale has been split 11 ways and the guide for the whole is over £2.75m. There is no principal house, but there is a farmhouse in need of renovation, buildings with residential planning consent and permission for a new dwelling.
