Grade 2 arable farm for sale near Liverpool

Tim Barling of Smiths Gore‘s Preston office is set to launch Carr Side Farm on 18 April.


The 423-acre Grade 2 irrigated arable unit at Ince Blundell, five miles from Aintree, is being sold by brothers William and John Ashton after the retirement of William from farming.


Carr Side has been farmed by the family since 1934, first as tenants and from 1977 as owners. It was originally part of the Ince Blundell Estate, home of the Weld Blundells.




Mr Barling said the quality of the land, which is priced at about £4000/acre, meant commercial arable farmers, either from the locality or further afield, would be interested in the property. “The soil is Grade 2 moss land and is brilliantly flexible.”

A wide range of crops, including carrots, potatoes, Brussel sprouts and curly kale, had been grown on the farm, he said.


But there was also a wide range of residential property for sale, which has boosted the total guide to just under £3m and could appeal to a wide range of buyers, he added. “But at the end of the day it is a farm not an estate.”


Carr Side Farmhouse is a five-bedroom Grade II listed house, priced at £695,000 with 6.5 acres. Two cottages and a listed gate lodge are lotted separately and there could also be development potential on a set of traditional buildings guided at £80,000.


The modern farm buildings and 192 acres of arable and woodland are available for £780,000, while the largest block of land – 170 acres of arable, pasture and woodland – is priced at £690,000.
