UNUSUALLY for its size and location, none of the land on an estate in Lincolnshire is eligible for arable area aid payments.

In the Wolds and including about 855 acres, the Holbeck Manor Estate, near Horncastle, is guided at £2.75m for the whole – it is also lotted into three – by agent Knight Frank, reflecting the non-IACS status of the land.

However formerly run as a stock unit, most of the grade 3 loam land now is in arable production growing potatoes and flax. About 75 acres of woodland provide the basis for a shoot and the sporting rights over another 40 acres are included in the sale.

Also the main six-bedroom manor house is complemented by a farmhouse and four other dwellings which are either vacant or let on assured shorthold tenancies.
