September auction for one of Cornish trio

A TRIO of north Cornish farms are on the market through KVN Stockdale, the largest of which will be taken to auction in early September.

Hendra is a dairy and arable farm with 219 acres towards the southern coast at Pelynt. Arable land is lotted with guides starting at about £1500/acre for free-draining, grade 2 land, with fields close to the village expected to make considerably more.

A farm bungalow with no agricultural restriction is guided at £250,000 to £300,000 with 60 acres.

Up on the Devon/Cornwall border near Launceston, and once part of the Duke of Bedfords massive estates in those counties, Godcott Farm has been put up for sale with 217 acres at North Petherwin.

A dairy and stock farm, its level and gently sloping land is mostly within a ring fence divided by a parish road, with 53 acres of pasture about three miles away.

Lotted into five, its substantial grade 2 listed house and 10 acres is expected to attract well over £275,000. Two stone barns with permission for residential conversion are guided at £175,000 to £225,000.

The modern yard with bungalow offering dairy and general purpose buildings on 140 acres is looking for £280,000 to £320,000. Remaining land is guided at £1500 to £2000/acre.

Nearby Trebithick is described as "stunning", with a listed stone farmhouse and a stone barn courtyard which houses the original waterwheel

Some 850m of frontage to the River Inny forms a southern boundary to 120 acres in a ring fence. Most of the land, 44 acres of which is IACS registered, is south facing and traditional Cornish hedge banks have been maintained.
