Two desirable estates set to liven up market

FEW sizeable farms have been launched this autumn, but two of the industrys biggest players are due to liven up the November market with a pair of substantial offerings.
In the Cotswolds, Knight Frank is selling Manor Farm at Meysey Hampton, six miles from Cirences-ter. The farm, which has just over 1200 acres, comes with an agriculturally-tied dwelling so is likely to sell on its commercial merits.
"This should definitely appeal to farmers," says the firms Edward Welton, who is guiding it at £3.75m – putting a value of £2300/acre on the land.
As well as its Grade 2/3 soils, Manor Farm features a large three-bedroomed bungalow with a three-bedroomed annexe and swimming pool. There is also a pair of cottages and 2850 tonnes of grain storage.
The property is being sold in seven lots, from 595 acres (including the main dwelling and buildings) to 56 acres. "This should generate plenty of interest from local producers," adds Mr Welton.
For those who need even more acres, Knight Frank also has nearby Poulton Priory up for grabs. Featuring an impressive dwelling, Poulton is guided at over £8m, but almost 773 acres of IACS-registered land is available separately for around £2m. "Run together, the two parcels would make a very versatile 2000-acre block of land," says the agent.
North of the border, FPDSavills is launching St Johns Kirk – a 2550-acre estate near Biggar, Lanarkshire, that has limited arable potential but plenty of other selling points.
Centred around an eight-bedroomed house, the estate offers numerous sporting opportunities, including driven grouse and pheasant as well as four duck flighting ponds and some partridge.
All of the land has Less Favoured Area status, with close to 1700 acres made up of heather and rough hill grazing.
Permanent pasture accounts for 345 acres and there is also 251 acres of woodland (with an additional 141 acres currently felled or unplanted) plus 98 acres of arable and temporary grass.
Selling agent Neil Kay is hoping to get in excess of £700,000 for the property and expects plenty of interest. "There is tremendous potential to develop a cracking shoot and the farm has a very good reputation for rearing Scottish Blackface ewes."
• Savills has already pencilled in a major estate sale for the beginning of next year. The Tyntesfield Estate, near Bristol, is being sold due to the death of owner Lord Wraxall. It runs to almost 2500 acres and includes over 40 dwellings. The guide price has yet to be announced. *
Demand for productive land remains good
Despite recent figures that show agricultural incomes slid further this season, London-based Knight Frank partner Clive Hopkins believes demand is still good for productive land. "After Sept 11, the one market that still seems to be moving is the land market."
