Devon auction for pasture, arable and woodland

A Devonshire mixed farm will be sold by auction on 21 September.

The land at Lower Whitsleigh Farm, near Winkleigh, Devon, is 101 acres and is for sale as a whole or in two lots.

The first lot is the western part of the land with a guide price of £270,000. The 54 acres has south-facing and free-draining arable land in five fields with some smaller enclosures next to Beaford Brook. It includes four acres of woodland, part of which is in a woodland grant scheme. This lot also includes a two-bay stone barn.

Also south-facing, the second lot has a guide price of £185,000 and totals 47 acres. It includes both arable and pasture and approximately eight acres of woodland. This lot has a mains water connection.

The Woodland Grant Scheme and Farm Woodland Premium Scheme applies to 10 acres of the woodland and will run for a further five years, which the buyer will need to take on.

Entitlements are not included in the sale, while a farmhouse is available separately. (Stags 01392 680 059)
