Decent acreages offered as whole farms and bare land blocks
Oaks Farm © Savills Autumn sees the launch of a 684-acre mixed farm with a reservoir and secondary income generated by six residential properties.
Oaks Farm, near Nottingham, is set in a ring fence and is the remaining land and property of a large estate dispersed in 2025.
The land is a combination of pasture, arable ground and woodland and is entered into a Countryside Stewardship (CS) Mid-Tier agreement.
Miscanthus is being grown by a third party under contract on 61 acres.

The 314 acres of woodland is actively managed and just under half of it is leased to Forestry England with 923 years left to run on that agreement.
A 43-acre reservoir is stocked with carp and other species, a diversification that earns an income from the sale of monthly angling permits.
The principal farmyard at Oaks Farm and a secondary farmstead, Felley Mill Farm, have traditional brick and modern agricultural buildings.
Felley Mill Farm is let on a farm business tenancy with notice served for vacant possession in 2027.
A portfolio of cottages, lodges and farmhouses includes two- and three-bedroom properties let on assured shorthold tenancies or Rent (Agricultural) Act agreements, while a caravan site creates income from year-round pitch fees.
Savills is guiding the sale at £4.65m.
Wiltshire land
A ring-fenced block of land is on the market near Bradford on Avon – it has 330 acres with planning consent for a farmyard.

The land at Woolley Park Farm is mostly Grade 3 with clay soils and is subject to a Sustainable Farming Incentive (SFI) agreement until 31 May 2027 and a CS Mid-Tier agreement until 31 December 2028.
Planning permission was secured in June 2024 for a three-bay 30.48×24.38m grain store, rising 7.5m to the eaves, and an implement store at 18.3×12.2m.
Woolley & Wallis has set an overall guide price of £3.7m and is offering the land as two lots also.
Exmoor farm and land
Two opportunities have opened up on Exmoor.
Ashott Barton, near Exford, is 355 acres with pasture and amenity land, woodland, modern and traditional farm buildings with planning consent to enlarge the modern buildings, and a six-bedroom farmhouse.

Ashott Barton is available at a guide price of £3.85m through Savills.
The same agent is marketing a 748-acre block of pasture, rough grazing and moorland at Emmetts Grange near Simonsbath in the Exmoor National Park at £2.6m.
Its scale and environmental attributes lend potential to biodiversity enhancement, habitat restoration and carbon sequestration.
The land is in a Higher-Level Entry-Level Stewardship agreement until 31 August 2028.
North Yorkshire
Treetops Farm at Stutton, Tadcaster, has 46 acres of land, buildings and a four-bedroom farmhouse.
The land, which partly sits in the Stutton Ings site of special scientific interest, has potential for livestock, equestrian or conservation uses.

It comes with a general-purpose four-bay steel portal-frame building with an external covered feed passage, a field shelter and three barns.
The four-bedroom farmhouse was built in 2000 and is subject to an agricultural occupancy condition.
Treetops Farm has been launched by Savills at a guide price of £1.25m.
East Sussex
In Crowborough, East Sussex, a block of mostly Grade 4 land with 40 acres of permanent pasture, 37 acres of mature woodland and 910sq m of modern and traditional farm buildings set in the High Weald Natural Landscape is being marketed at a guide price of £735,000 by Batcheller Monkhouse.

Dorset County Council lettings
Two Dorset Council farms are to let from spring 2027.
Holloway Farm at Shillingstone, Blandford, is a 148-acre equipped dairy holding on the banks of the River Stour with level arable and pasture ground, livestock buildings, and a three-bedroom farmhouse.
Holloway Farm is offered under a 20-year farm business tenancy (FBT) from 25Â March 2027 to farmers with an established or developing business.

For new entrants, Sunnymeade Farm at Halstock, Yeovil, is a starter farm offered on a 12-year FBT, again from 25 March 2027.
The ring-fenced livestock holding has 75 acres of arable and pastureland, livestock buildings and a three-bedroom farmhouse.
The lettings are being managed on behalf of Dorset Council by Symonds & Sampson.
