Norfolk arable offerings contrast with Devon farm

The launch of 305 acres of arable land in Norfolk, some allocated for commercial development in the Kings Lynn local plan, is expected to generate strong interest from investors and active farmers.

Whitehouse Farm is remote from the seller’s main farming business and is for sale at offers in the region of £3m.

Selling agent Peter Mason, of the Ceres farm agency team, describes the launch as an exceptional opportunity.

“Large blocks of strategically located land are rarely brought to the market so close to growing regional centres such as King’s Lynn, a town which has benefited from sustained investment and regeneration in recent years,” he says.

The land is currently managed in-hand, in a rotation of beans, spring barley, winter wheat, sugar beet and maize. 

All the land is Grade 2, with soils described as “deep stoneless, permeable calcareous fine and coarse silty with good drainage characteristics”.

Thirty-five acres has been allocated for commercial/employment development under the local plan adopted in March 2025.

This block has an overage clause applied by the previous owner. This is in place until 2031 and requires 15% of any uplift in value to be passed to that past vendor if the land is developed.

Some of the remaining land and the farm buildings have longer-term development and potential too, and there are renewable energy opportunities, says Peter.

An overage will be applied to this portion of land and its buildings, entitling the seller to 30% of the enhanced value if the land is developed within 40 years.

The block is offered as a whole or in two lots. 

East Barsham

Ceres Property is launching another block in Norfolk – 138 acres of ring‑fenced Grade 2 and 3 arable land between East Barsham and Great Snoring.

This is in four fields, in a rotation of winter wheat, oilseed rape and sugar beet. It is for sale as a whole, seeking offers in the region of £1.2m.

The sale includes a 7.30×20.50m traditional farm building at the centre of the block, with an area of concrete hardstanding and direct access from a public road.

This offers potential for alternative uses, subject to planning consents.

In Devon, Strutt & Parker is launching Upcott Barton, a 181-acre farm near Cheriton Fitzpaine.

Principally Grade 3 arable and pasture, 151 acres of the land is currently let on a short-term tenancy agreement.

This is in a rotation of spring barley, winter wheat, oilseed rape, triticale, maize and temporary grass, including some thatching variety wheat.

The remaining 30 acres is pasture and woodland surrounding the farm’s Grade II* listed manor house and includes an orchard, pond and stream.

A Grade II* listing denotes a particularly important building which is of more than special interest.

Next to the house are several traditional single and two-storey outbuildings with potential for alternative uses.

In addition, an iron age-inspired roundhouse built in 2015 generates income as a holiday rental.

Upcott Barton is being offered for sale at a guide price of £2.85m.

County Durham tenancy includes with grazing rights

The 143-acre Ash Dub Farm at Forest-in-Teesdale, County Durham, is to let on a 15-year farm business tenancy (FBT) from 6 April 2026.

Much of the land is Grade 4 and 5 pasture and the holding also has grazing rights on Ettersgill Common for 90-100 ewes and followers.

Another 32 acres of meadow and pastureland are available with the farm or as a separate lot.

The holding – part of the Raby Estate – is home to the Ash Dub Swaledale flock bred by AT and A Bainbridge, breeders recognised for producing top quality high-value stock.

The FBT terms require the incoming tenant to buy the flock.

The property has a three-bedroom farmhouse, modern and traditional buildings.

Savills is seeking tenders in the region of £20,000 and will host a viewing day on 2 March.
