Stock farms and natural capital options join land market
Livestock units, woodland blocks and holdings with environmental opportunities are plentiful in this year’s summer land market.
Supply has been reinvigorated by vendors regaining confidence in the market after an uncertain few years and more farmers looking to take advantage of options such as the Lump Sum Exit Scheme, say agents.
Here are a few highlights of what’s available across England and Scotland.

West Scotland

Clounlaid and Crosben, near Fort William on the Morvern peninsula overlooking Loch Linnhe and the Isle of Mull, is on the market with Galbraith for offers above £1.335m as a whole or in two lots.
The 3,241-acre estate has a mix of commercial and native woodland, peatland and upland grazing, as well as fishing rights and deer stalking.

Near Exeter, Devon, Stags is selling 59 acres of productive arable and pasture land with direct road access, adjoining the River Culm.
Some of the land at Higher Rewe is Grade 1 and has been used to grow cereal and forage crops.
The blocks are being sold in two lots by online auction on Tuesday 16 August, guided at £250,000-£275,000 (24 acres) and £350,000-£375,000 (35 acres).

H&H Land & Estates has launched 213-acre Frankstown Farm near Carlisle, Cumbria, just south of the Scottish border.
Guided at £1.8m, the stock farm has good-quality grazing and mowing land that is ploughable and could carry crops, a four-bedroom house, and a range of buildings.
Dairy unit

Cindra How Farm, in an area of outstanding natural beauty on the edge of Grewelthorpe Moor in North Yorkshire, is on the market with GSC Grays, guided at £1.1m.
The 103-acre unit used to be a dairy farm but is currently combining livestock grazing with environmental schemes.
It includes modern and traditional buildings, a two-bedroom house and eight acres of woodland.

Available as a whole or in two lots, it includes broadleaf and coniferous woodland of various ages and direct road access.

Near Bedale, North Yorkshire, Carter Jonas has launched 100-acre Bromakin Grange Farm with a guide price of £1.9m.
The arable and stock holding has Grade 2 soils, a range of traditional and modern buildings, a Grade II listed four-bedroom house in need of refurbishment, and a two-bedroom cottage in need of modernisation. It is available as a whole or in three lots.
