Western launches from Dumfries and Galloway and Shropshire

A 1,242-acre farming estate earning diversified income from residential lettings, timber production and country sports has come to the market in Scotland.

In a sale pitched at a range of buyers, the Blackwood Estate near Dumfries combines productive agriculture with a broad range of income-generating enterprises and a 10-bedroom listed house.

The 662 acres of farmland, designated as less-favoured area and mostly class 4, is a mix of arable and grassland rising from 30m to 217m.

The land is farmed under 13 seasonal grazing agreements, with the current end dates ranging from 31 October 2026 to 28 February 2027.

The centre of the estate has number of farm buildings.

Forestry ground producing timber at an annual yield of up to 18sq m/ha supports country sports activities and provides landscape appeal across 519 acres. This is a mix of commercial spruce, fir, pine, larch and deciduous species.

Country sports hosted by the estate include pheasant and partridge shoots and two miles of double-bank fishing on the banks of the River Nith.

The estate is also home to the River Nith salmon hatchery, leased by the Nith District Salmon Fishery Board.

A 199kW woodchip biomass district heating system accredited under the Non-Domestic Renewable Heat Incentive generates payments of about £18,000/year.

Further income comes from six cottages – these are two- and three-bedroom dwellings let on assured tenancies or private residential tenancies.

The principal dwelling is Blackwood House, a category B listed property.

Savills is marketing the estate at offers over £6m and also in three lots.

Shropshire trio

August also sees a flurry of launches in Shropshire. Fenns Wood House at Whixall is a 147-acre farm with arable land, permanent pasture and some woodland.

Selling agent Roger Parry & Partners says this combination makes the farm well matched to farming and lifestyle pursuits.

Some of the land is let under a grazing and cropping licence until 31 October 2026.

The farm buildings are traditional barns and these are subject to an overage requiring the buyer to pay the vendor a 30% share of the uplift in their value if planning permission is secured to convert them to residential or non-agricultural development within 30 years of sale.

A six-bedroom period farmhouse has a courtyard of traditional agricultural buildings.

Bare land blocks

The same firm is offering 107 acres of bare land at White House Farm, Near Weston Lullingfields, Shrewsbury.  This has a £1.05m guide price as a whole but is also available in two lots.

The land is down to grass, grazed and mown for silage and hay, but it has also been farmed in an arable rotation of maize, wheat and other combinable crops.

Soils are free-draining acid loam, peat and clay, with the farming income supplemented by agri-environment scheme payments.

An overage on part of one field requires the vendor to be paid a 30% share of the uplift in value from any non-agricultural or non-equestrian development for 30 years from the sale date.

Roger Parry & Partners is also a joint agent with Shaun Jones Planning and Rural in the sale of Oakwood Grange at Bings Heath, Shrewsbury, launched at a guide price of £1.375m.

The Grade 3 land has grown grass and combinable crops for the past decade and is currently let on a one-year farm business tenancy until 29 September 2026.

This sale again has an overage attached to the land, requiring the buyer to pay 30% of the uplift in value from any approval for non-agricultural or non-equestrian use for 25 years from sale.

Full planning consent has been secured for a two-storey, four-bedroom residential dwelling and garage and also Class Q approval for two dwellings, each with three bedrooms.
