‘Move in and milk’ opportunity on Devon/Cornwall border

An opportunity to step into a modern dairy unit with almost 200 acres of good grass and arable land has arisen with the sale of Buttern Farm at Boyton, on the Devon/Cornwall border.
The farm, described as an outstanding commercial dairy setup by agent Will Chanter of Savills, has two dwellings, mainly Grade 3 clay loam soils and a substantial range of up-to-date buildings.
“This really is a move-in-and-milk opportunity,” said Mr Chanter. “It’s a cracking dairy farm with a huge range of buildings with some really decent grassland, most of which is also capable of arable cropping. Given the buildings, it could also make a very good beef unit.
“The farm could appeal to someone wanting to move up the ladder or looking for a secondary farm. It has had planning permission for a 500-cow unit.”
The farm buildings include three cubicle sheds with a total of 230 places, large collecting yards, calf housing, fodder store, loose housing and two large general-purpose buildings. The 16/16 direct line parlour was installed in 2013. Six silage pits contain 170-acres worth of fodder.
The land extends to 199 acres, mainly level and in good heart, with several small blocks of woodland. The arable land is currently cropped to spring barley and the farm is entered into an ELS agreement.
There may be the opportunity to rent or contract farm more acreage from a number of estates nearby, says Mr Chanter, as land in the area is quite often made available.
The farm includes a relatively modern three-bedroom farmhouse and there is opportunity for a second income from a three-bedroom chalet, which is used for holiday lets.
