Similar-sized farms offer different opportunities

Two very different farms of a similar size offer both commercial and residential opportunities.

Woodbury Farm, near Dartmouth in south Devon, has 154 acres of ring-fenced pasture and arable land. It currently supports a small dairy herd with arable and catch crop production.

There is a mix of traditional and later farm buildings. The former includes several stone barns that would suit conversion to holiday lets, subject to planning.

All buildings and the Grade II listed, five-bedroom farmhouse require upgrading and modernisation, said Peter Palmer of agent DR Kivell & Partners. “The farm will have wide appeal and we will handle enquiries for the whole or parts,” he added.

Coughton Lodge Farm, near Alcester, Warwickshire, runs to 175 acres and is for sale as a whole or in three lots.

Lot 1 consists of the nine-bedroom red brick farmhouse, which dates back to 1808, plus 33 acres of land and seven acres of fishing lakes, for which agent Knight Frank has set a guide price of £2.5m. The house has been subject to major restoration and extension since 2005.

The remaining 140 acres of Grade 2 and 3 farmland is split equally between lots 2 and 3. The reddish loam soils are suitable for winter cereals and short-term grassland. Both lots carry a guide price of £570,000. (Knight Frank 01285 6597 71)
