Welsh hill farm is a rare opportunity

 A 1540-acre Welsh Borders hill farm with almost £75,000 of single farm and environmental payments has just been launched by Carter Jonas.

The firm’s Mark Laws has guided Blaen Cwm on the Berwyn Mountains at the head of the Nant Cwm Llanwenog Valley, near Llanarmon, at £1m. The price looks good value for such a large unit, but only 314 acres are freehold.

The rest of the sheep unit is made up of grazing rights on land belonging to the neighbouring Llanarmon Estate. But Mr Laws said he believed these were sole grazing rights and the owner of Blaen Cwm was the only person occupying the land for agriculture.

Local farmers would be interested in the land, he said, but lifestyle buyers would also be tempted by the exceptional location, the 18th century, Grade II listed five-bedroom farmhouse in need of renovation and range of traditional buildings, he reckoned. “Such a property rarely comes to the market.”
