Welsh estate set to pull interest

NATIONAL agent Knight Frank has crossed the border into Wales for its first significant launch of the year.

Situated in Carmarthenshire, the 372-acre Edwinsford Estate, near Talley, is an amenity buyers paradise, according to the firms James Crawford. Fishermen are catered for with four miles of double-bank fishing on the River Cothi, while a 28-day commercially run partridge and pheasant shoot should appeal to the shooting fraternity.

Included in the £2m guide price is a six-bedroomed house and six cottages, four of which are rented out as holiday lets – often as part of a shooting or fishing package. The total income from the various enterprises has not been revealed, but Mr Crawford says it is sufficient to enable a very healthy return.

Buyers searching for a similar package have tended to look towards Scotland in the past, but the agent reckons people are now prepared to move further afield. He also feels the current uncertainty over the Land Reform Bill in Scotland might work in Waless favour. "Good quality estates in England and Wales could attract buyers who would otherwise be looking in Scotland." &#42
