Bare land to attract investors and farmers

The bare arable land market will see several blocks launched in Cambridgeshire, Suffolk and Leicester in early April.

The largest of these is in south Cambridgeshire, offering 370 acres between Meldreth and Orwell.

This Grade 2 and 3 land has mainly been growing wheat in-hand over the last five years and is split into two lots with an overall guide price of ÂŁ2.85m. Field sizes are decent and access good.

Lot 1 is a block of 290 acres, mainly Grade 3 with a small area of Grade 2. Part of this lot fronts the River Cam and a small area of woodland is included.

The second lot is 73 acres in two parcels either side of a road, both with river frontage, one with a small copse. Here the land is mostly Grade 2 with some Grade 3.

Bidwells’ Ben Taylor is expecting strong interest in an area which has seen few if any open market offerings of blocks of this size or type, with large field sizes and uncluttered by residential value.

While there are no buildings included, the vendor has a contract for 700t of storage with Camgrain, which may be available by separate negotiation. (Bidwells 01223 559 459)

Near Woodbridge in Suffolk, Savills will shortly offer 180 acres of well-drained bare arable land which has been farmed in-hand for several years.

This top-end medium to heavy Grade 3 land is in three main fields and comes with Single Payment Scheme entitlements. Soil type is Hanslope series and the guide price will be in excess of ÂŁ1.5m. (Savills 01473 234 822)

Grade 3 arable land near Wigston in Leicestershire will also come to the market in a 100-acre block next week. Field sizes are good, with the largest at 55 acres.

The land has development prospects, according to agent Strutt & Parker and the sale conditions include a development claw-back, the terms of which are negotiable depending on the offers received.
