Prime arable land for sale in Cambridgeshire

A retirement sale will bring 567ha (1,400 acres) of prime Cambridgeshire arable land to the market next week with four houses and quality modern grain buildings.

High Park Estate between Kimbolton and Grafham Water has mainly grade 2 Hanslope series soils and 6,000t of grain storage, including a large drying and storage complex refurbished within the last year.

“This is one of the best blocks of commercial land to come on the market this year,” said Michael Alexander of agent Alexanders. “It is in a good location and is not overloaded with houses. There are four houses but they are all quite modest.”

The land has all been farmed in hand and about 950 acres of the 1,335 acres of cropping land has been underdrained since 1970. In addition to the modern grain complex, there is further grain storage, a good general purpose five-bay steel building, workshop and two traditional timber-framed brick ranges.

As well as the commercial arable operation, there is non-agricultural income of £30,800 a year from the lease of a go-kart track and property rentals. There is also an option to build three wind turbines on part of the land, with a planning appeal on this due to be heard in August.

The main house is brick and rendered, with four bedrooms and is let under an Assured Shorthold Tenancy. Two 1980s bungalows are subject to agricultural occupancy conditions and there is also a three-bedroom cottage.
