Arable opportunity

JOINT AGENTS Barbers and Fisher German are selling a north Shropshire farm that offers a range of farming and residential opportunities.
Colehurst Manor Farm in the hamlet of Sutton on Tern, near Market Drayton, formerly included a well-known dairy unit but now most of its 433 acres are let under an arable farm business tenancy that expires in September, said James Pegrum of Fisher German”s Stafford office.
The farm includes two large modern houses that come with agricultural ties. However, both are available separately with small parcels of land, said Mr Pegrum. Five-bed Colehurst Manor is priced at 400,000, while four-bed Colehurst Grange is 325,000.
No grain storage is available, but a yard with two Dutch barns is guided at 30,000-50,000. For the same price, a traditional building surrounded by farmland has been lotted separately, but planning consent for any form of conversion in the short term was unlikely, said Mr Pegrum.
However, a resolution to grant consent to convert a range of traditional buildings into six live/work units had been achieved, he added. This would be sold separately later in the year for about 1m once full planning consent was in place.
Mike Taylor, of Market Drayton-based Barbers, said there had already been interest from local farmers in the Grade 2/3 soil, which had been split into four lots. He reckoned somebody might buy most of the land and one of the houses.
The largest lot runs to 207 acres and, including some woodland, is priced at 575,000 (2777/acre). Two 140-acre and 60-acre parcels are tagged at about 3000/acre with a 10-acre plot available for 50,000.
No historic entitlements to the single farm payment will be transferred with the land, but an arrangement had been reached with the tenant to transfer any regional area payments, according to Mr Taylor, who said that the farm was being sold as part of a reorganisation of the vendor”s farming assets.
