Trio of south-west farms offers choice

Buyers looking in the south west have far more choice than those in the east. At Owermoigne, Dorset, the 202-acre North Holworth Farm near Portland Bill, is on the market with a guide price of ÂŁ1.9m.

The unit has recently returned to conventional dairying from organic. Productive lime rich soils would suit continued use for dairy, mixed or arable production, says agent Stags.

The modern farmhouse was significantly extended in 2006 and has a self-contained two-bedroom annexe. Buildings include 102 cubicles.

The same agent is also selling Mendip Farm, Hornblotton, Somerset. Slightly larger at 229 acres, Mendip offers privacy and equestrian facilities as well as a large house, two detached bungalows, stable yard with grooms cottage and 23,500sq ft of farm buildings with good cattle handling facilities. A block of woodland with two duck flighting ponds is included in the ÂŁ2.8m guide price. (Stags 01392 680 059).

Stags recently sold Manor Farm, Norton Fitzwarren, Taunton, a 160-acre mixed unit with a tied farmhouse at auction for ÂŁ1.92m, well above its ÂŁ1.4m guide. It also moved a 129-acre stock unit, Thurle Farm near Chulmleigh, Devon, with house for improvement, traditional and modern buildings, for more than the ÂŁ965,000 guide.

Beulah Farm, just into east Devon, is a residential unit with an elevated but private site on the edge of Axminster. Its proximity to the town offers future development potential, says Symonds & Sampson, joint agent with Greenslade Taylor Hunt.

The sale, with a guide price of ÂŁ700,000, includes a three-bedroom bungalow for improvement or redevelopment, 66.2 acres of pastureland in a ring fence and a useful set of farm buildings. (Symonds & Sampson 01297 33122; Greenslade Taylor Hunt 01460 238 382).
